ADOPT A CAT/KITTEN in MISSION VIEJO

Special Cat and Kitten Promotion from Mission Viejo Animal Services

Now is the time to adopt a cat or kitten from Mission Viejo Animal Services, during a money-saving special promotion from Aug. 29 to Sept. 6.

DAWG (Dedicated Animal Welfare Group), a non-profit organization that provides animal medical care, will be sponsoring a great opportunity to adopt cats and kittens at a reduced cost.  Adoption fees are normally $135, but during the promotion will range from only $35 to $85.  All cats and kittens adopted will be spayed or neutered, vaccinated and have a microchip.  If you are looking to adopt, Mission Viejo Animal Services currently has over 70 cats and kittens anxiously awaiting new homes.

CALIFORNIA LEADS Mortgage Defaults; Soar to RECORD 13%

For the second quarter 2009, the number of homeowners behind on payments or in foreclosure ROSE.

Being out of work is causing more Amerixans to fall behind on their house payments triggering a new round of FORECLOSURES.

More than 13% of the nations mortgage holders were delinquent or in the process of being foreclosed on during the 2nd quarter of 2009.  This is the HIGHEST tracking figure since 1972; CALIFORNIA's RATE @ 15.2% was among the highest!

The rising tide of foreclosures could swamp positive economic trends such as improving home sales and a surprise increase in US regional manufacturing.

"2" Orange County Cities Top Home Price Increases

Laguna Hills and Newport Beach saw the state’s biggest home price increase rates in July, and Newport Beach was in the Top 10 of  median prices statewide, the California Association of Realtors says.

The median price in Laguna Hills was $520,000, up 40.5% from $370,000  in July 2008. In Newport Beach, the median was $1,300,000, up $13.5  from $1,145,000 in the same period last year.

Orange County’s overall median price in July was $500,210, up 2.4% from June, but down 6.9% from a  year ago.

Other O.C. highlights, by CAR’s math:

  • Sales were up 7%  from July 2008 and up 4.1% from June.
  • The county’s unsold inventory was at 5.6 months in July, compared with 5.8 months in June and 7.8 months last July.
  • Time that O.C. homes spent on the market:  36.1 days in July, compared with 44 days in June and 49.1 days in July 2008.

ORANGE COUNTY HOUSING MARKET

The four primary economic indicators that affect real estate are interest rates, job market, affordability, and consumer confidence.

By analyzing these, we understand why the market is improving, and we can predict where the market is trending.

Interest rates -Your monthly mortgage payment is directly affected by the interest rate you pay. For example, if you have a $300,000 mortgage at 5% amortized over 30 years, your monthly payment is $1,610. If your interest rate is 8% on the same amount, your monthly payment is $2,201. A $591 monthly payment difference makes it clear that interest rates are important.

Federal Reserve Chairman Bernanke has indicated that he intends to keep interest rates low...at least for the next few months.

Job Market - Obviously, people need income in order to buy a home. With unemployment over 10% in California, many potential homeowners are unemployed or in fear of losing their job. There is definitely a need for the job market to grow stronger.

Affordability - Over the past four years, home prices have depreciated from 30 to 40% in most areas of California. We may never see prices this affordable again. In fact, in the lower price ranges, we are already experiencing some appreciation.

Consumer Confidence - This is, perhaps, the most important factor of all. When consumers believe the market is good, they are more inclined to make purchases. With interest rates very low, prices down, and consumer confidence on the rise, it is easy to predict a bright future for California real estate.

CHANGES TO TRUTH IN LENDING ACT

The FEDERAL RESERVE BOARD amended Regulation Z ..which requires the lender to: 

-give borrowers written disclosure on essential credit terms including the cost of credit expressed as a finance charge and an annual percentage rate.

-respond to consumer complaints of billing errors on certain credit accounts within a specified period.

-identify credit transactions on periodic statements of opened credit accounts.

-provide certain rights regarding credit cards.

-inform customers of the Right of Rescission in certain mortgage-related loans within a specified period.

-comply with special requirements when advertising credit.

-----

The changes in effect on July 30, 2009 are:

  1. Upfront fees cannot be collected until the fourth business day after the initial disclosures are mailed.
  2. There is a mandatory 7 business day wait period between the delivery of the initial disclosures and the signing of the closing documents.
  3. Borrower will receive a re-disclosed TIL if changes of the interest rate or fees result in an increase of the APR by more than 1/8 of 1 percent.
  4. Borrower must receive the re-disclosed TIL no later than 3 business days prior to signing the loan documents. 

These changes are applicable to ALL lenders ~
