WHICH Orange County CITY has the most IMPROVED HOME MARKET ?

As a new year starts to surface, sellers and buyers are curious how ORANGE COUNTY is faring....

As reported by the OC Register today....Newport Beach is the most improved HOME MARKET in Orange County:

Housing markets in four Newport Beach ZIPs enjoyed Orange County’s biggest improvement in their Zippy market-strength rankings in the third quarter.

Our Zippy rankings measured Orange County neighborhood housing markets by pricing and sales momentum plus foreclosure frequency as measured by DataQuick stats. We track market progress by quarter-to-quarter change in Zippy ranking.

Newport Beach 92663 had the biggest gain, up 74 spots to 4th place in the third-quarter Zippy rankings. The four Newport gainers by no means suggests that there was something magical about seaside property in the past quarter. Dana Point’s two ZIP codes could be found among the 10 Zips with the biggest declines in Zippy rankings.

It seems that price was more a key factor in how the third quarter played out in the local housing market as measured by the Zippy rankings.

The 25 Zips with the greatest improvement in Zippy rankings had a median selling price of $555,000. The Bottom 25, in terms of quarter-to-quarter change in Zippy rankings, had a median selling price of $430,000.

For the month of November, sales for all types of Orange County home sales increased by 38.9 percent. The median sales price decreased by -31.4 percent. .

Actor Nicolas Cage sells his Newport Beach home for $35 Million setting record price.

Actor Nicolas Cage sold his Newport Beach, Calif., house last week for $35 million — setting a new record for Orange County.  Nicolas Cage paid $25 million for the nearly 0.6-acre property in 2005.  The buyer, 70-year-old Jerry Herbst, is owner, chairman and president of Las Vegas-based Terrible Herbst, which runs gas stations and other retail operations and is known for its “Bad Guy” cowboy logo.  Orange County’s previous record home-sale price was $30 million, a deal that closed in the summer of 2007 in Laguna Beach.

Prices up and Sales Down? What does it all mean ...

Jeff Collins article on Sunday July 22, 1007 referencing that median prices are up but sales are way down.  How can that be?  The simple answer is that there are more higher price homes selling versus lower priced homes.  This skews the median price up but in reality it is really falling. 

Here are the statistics for the first half of 2007 (January - June).  Below are the top 5 biggest gainers and the 5 biggest losers based upon the Median Price of homes sold.

Foothill Ranch 92610 (+25.5%), La Habra 90631 (14.4%), Laguna Niguel 92677 (+14.2%) , Newport Beach 92660 (+12.2%), Tustin 92780 (+10.2%) were the 5 biggest median price gainers over 2006. 

The biggest price losers were Newport Coast 92657 (-16.0%), Dana Point/Capo Beach 92694  (-15.8%), Orange 92868 (-15.3%), Irvine-Northwood 92620 (-14.8%, Yorba Linda 92887 (-12.5%).
